Health and Safety Lead – Wendy Cox

Wendy Cox, Head of Property Services and Compliance, is our dedicated Health and Safety Lead.

We are committed to Health, Safety and Compliance and protecting the security and wellbeing of our customers, colleagues, contractors and visitors. We are also committed to ensuring that indoor and outdoor areas are safe, and that any risks are carefully managed. We have a duty to comply with the law, in addition to several standards set out by the government that are enforced by the Regulator of Social Housing.

Wherever we can, we will always aim to go above and beyond the minimum standards required.

As required by the Social Housing Regulation Act 2023, Greatwell Homes have a dedicated Health and Safety Lead. This role is assigned to the Head of Property Services and Compliance.

If the Health and Safety Lead is unavailable due to illness or absence, we’re able to identify an alternative person for that period of time.

The Health and Safety Lead:

  • Monitors our compliance with health and safety requirements.
  • Assesses risks of failure to comply with health and safety requirements.
  • Notifies the Board of any material failures, or any risks of material failures, by Greatwell Homes to comply with health and safety requirements.
  • Provides advice to the Board as to how we should address risks and failures notified to them for the purpose of ensuring that we comply with health and safety requirements.

We are responsible for ensuring that our Health and Safety Lead:

  • Has sufficient authority (including authority to obtain information) within the organisation.
  • Can devote sufficient time to the functions of the Health and Safety Lead, to perform the role effectively and has the resources needed to carry out those functions.

The Health and Safety Lead is not:

  • Responsible for the registered provider’s compliance with health and safety requirements.
  • Liable for a failure by the registered provider to comply with health and safety requirements.

Covenant under section 9A of the Landlord and Tenant Act 1985 (fitness for human habitation of dwellings in England)

Section 5(2) or 7(2) of the Housing Act 2004 (housing conditions: category 1 and 2 hazards) taken under legislation.
