Why is it important that I pay my rent?
Paying rent is a priority to secure your home
It’s important that you pay your rent and don’t get behind with your payments. When you sign your tenancy agreement you agree to pay your rent and other charges in advance. Failure to make payments and engage with us will result in an eviction notice being served known as a ‘Notice Seeking Possession’. This is the first step of formal recovery action, which could result in the loss of your home.
We understand that your circumstances can change. If you’re struggling to pay your rent please contact us as soon as possible – we are here to help.
Rent increase 2025/26
From Monday 7 April 2025, your weekly rent and any additional charges you pay, will increase. Letters detailing the annual rent review for each customer, alongside frequently asked questions including available support, will be sent to all customers by Friday 28 February 2025. You can also view the frequently asked questions Rent increase FAQs 25-26.
Service charges
Where you receive a communal service such as electricity, cleaning, grounds maintenance etc, we must recover the costs for these. We’re not allowed to make any profit from these charges and the charge is an estimate based on the costs from the previous year. The service charges are Housing Benefit eligible meaning that where customers receive full Housing Benefit, this will cover the charge.
If you pay service charges, you’ll have received an ‘estimated service charge costs’ document with your rent increase letter. This document sets out the estimated costs of our services and maintenance of common/shared areas. This can include charges such as a communal electricity and communal estates maintenance. These costs are estimated as they are based on anticipated costs for the new financial year (1 April 2025 – 31 March 2026) that customers will need to pay. From September 2025, customers will receive a statement detailing the actual costs incurred for services provided throughout the financial year and comparing them against the estimated amounts already paid via the service charge.
The statement will show whether there was a charge/credit (underpayment/overpayment) based on the estimates provided. If the actual costs were lower than estimated, a credit will be automatically applied to the new service charge estimate. If the costs were higher, a charge will be applied to the new service charge estimate.
For further information see our service charges explained_2025.
Rent advantage weeks – what are they?
We calculate your annual rent and divide it into 48 equal instalments. This means that there are four (sometimes five, which we’ll always let you know about) weeks in the year where you get a ‘rent advantage week’. During this week, you don’t have to pay providing you’re up to date with your rent and other costs in relation to your tenancy.
If you’re behind with your rent or owe us for a rechargeable repair or other costs, you must continue to make payments during the rent advantage weeks to reduce the amount you owe.
The rent advantages weeks for this financial year (1 April 2025 – 31 March 2026) are:
- w/c 30 June 2025
- w/c 29 September 2025
- w/c 29 December 2025
- w/c 30 March 2026.
